PRICING SCHEDULE

OUR PAINTING PRICE SCHEDULE:

Hamilton House Painters wants you, our valued customer, to get the best possible painting work performed, at the best possible price. It is our goal to make you happy with your choice of us as your painters; we NEVER want anyone to regret having hired us. By working with us, we will not only save you time and money, but, we hope to offer you "peace of mind" as well.

Here are some tips to reduce your costs , and "speed up" your painting experience:

1. If possible, make sure the areas we are painting are empty of furnishings. This will allow us to paint the area properly, without having to spend time moving and covering furniture, etc...

"Time is money," as they say, and the more time you save us, the more money you save. Of course, if you would like us to do this, we are happy to do so.

2. If you cannot remove the furnishings, but, are able to move them within the room yourself, place all large items in the center of the room prior to our arrival.

PLEASE NOTE: we require FOUR FEET (1.2 METERS) of CLEAR WORK SPACE AS AN ABSOLUTE MINIMUM for each wall we are painting.

Cover all of the furniture or other items with "poly" (plastic sheets) and, seal everything off with masking tape. To save even more, cover all of your flooring with "poly" sheets as well. "Prepping" the area(s) to be painted takes most of the time and labour, so doing even this much will save you $$$$. Again, if you need us to do this for you, it is not a problem, however, we bill this service out at $45.00 per hour, with a minimum one-hour billing. Hours are billed in 15-minute increments after the first hour.

3. If you are painting your entire home, and you wish for it to be done all at once, it is highly advisable to either "go on vacation" (if you can) or stay elsewhere until the painting is complete; this is particularly true if we are to paint or stain staircases. This will allow us to properly "seal everything up" prior to painting, which protects your belongings and speeds up our clean-up at the very end. And, of course, this saves you money! Again, if everything is sealed and protected, the home will be largely "unusable" or "unlivable" for a few days. And, if we are spraying, you really cannot be in the home in any case.

Why not take the money you save, and pay for part of a "getaway" for you and your family!

We employ hourly labour rates, "square footage" labour rates, standing labour rates, and/or a combination of the three methods to calculate your pricing:

We are so confident that that we offer competitive pricing, and more importantly SUPERIOR VALUE with our services, that we are willing to POST OUR PRICES ONLINE... check around... NOBODY DOES THAT! We are not worried about what "competitors" may do. We KNOW we charge FAIR rates, in line with prevailing market conditions. We are a "VALUE PROPOSITION" for our customers; we may not always be the "lowest" price, but, we always aim to provide the very best overall VALUE... we stand by our work, and, even warranty our labour and installation services. And, we know that when compared "apples to apples" we normally come out ahead - and so do you!

We firmly believe in hiring and sending out the very best, most experienced, and most productive painters and other tradespeople we can find. Quality staff deserve superior pay; and this is why we are not the "cheapest" company around. And, please consider: do you really want to to hire someone to work on your MOST VALUABLE possession, based on them being the "cheapest" as their only selling point. Enough said. 

Below are some simple painting estimate scenarios, including a primer coat, two coats of paint, and "cut-ins", as well as minor drywall repairs.  Sample pricing below assumes that the walls are to be painted in one light to medium colour, and are not requiring more than minor repairs (as noted above). All prices are subject to change without notice, and, are subject to on-site inspection / confirmation...

NEWLY BUILT 3 bedroom house @ 1250 square feet:

Painting walls only...

- Estimated time to paint: 2 to 3 days

- Labour cost $1000 to $1500 (depending on wall / mudding / taping / sanding condition, whether trim and flooring installed / sprayer use possible / etc...) 

- Paint and materials costs estimated at $700-$800 (General Paint)  

If Walls, Doors, Trim, Closets and Ceilings are to be brushed, rolled, or sprayed...

- Estimated Time to Paint: 4 to 7 days

- Labour cost $1900 to $2100+ (depending on wall / mudding / taping / sanding condition, whether trim and flooring installed / sprayer use possible / etc...) 

- Paint and materials costs estimated at $900 (General Paint)

RE-PAINT of a 3 bedroom home @ 1250 square feet:

Painting walls only...

- Estimated time to paint: 4-5 days

- Labour cost $1500 to $2500+ (depending on wall condition / whether occupants were smokers / water damage or staining / cracks repairs, previous colours on walls, new colours to be applied to walls, etc...)

- Paint and materials costs estimated at $700 - $900 (General Paint) 

If Walls, Doors, Trim, Closets and Ceilings are to be brushed, rolled, or sprayed...

- Estimated time to paint: 6-7 days 

- Labour cost  $2100 to $3500+  (depending on wall condition / whether occupants were smokers / water damage or staining / cracks repairs, previous colours on walls, new colours to be applied to walls, etc...)  

- Paint and materials costs estimated at $900-$1100 (General Paint)

RE-PAINT of a 1 bedroom condo @ 900 square feet:

Painting walls only...

- Estimated time to paint: 2 days

- Labour cost $800 to $1600+    (depending on wall condition / whether occupants were smokers / water damage or staining / cracks repairs, previous colours on walls, new colours to be applied to walls, etc...)  

- Paint and materials costs estimated at $500 - $600 (General Paint) 

If Walls, Doors, Trim, Closets and Ceilings are to be brushed, rolled, or sprayed...  

- Estimated time to paint: 3-4 days 

- Labour cost    $1400 to $2600+   (depending on wall condition / whether occupants were smokers / water damage or staining / cracks repairs, previous colours on walls, new colours to be applied to walls, etc...)    

- Paint and materials costs estimated at $900-$1100 (General Paint)

HOURLY CHARGES AND SERVICES:

- We will fill nail holes, screw holes, and, up to 2 cracks per wall of up to 1/8" wide x 18" long at no additional charge. Additional repairs, such as multiple cracks, large cracks, major drywall issues (water damage, swelling, holes, etc...) are billed at $45.00 per hour, and are billed on an "actual time" basis. 

- We will remove and re-install electrical cover and switch plates, vent covers, and air return covers at no additional cost. 

- If a client elects to use their own paint brand (any brand other than General Paint) we will pick up and deliver the paint at no charge. The client may pay for the paint in advance, or, we will pay for it, and charge the paint to the customer as a "pass-through." 

- If we are required to move, cover, or dismount from the walls any furnishings, belongings, television mounts, speakers, CCTV cameras, shelves, window coverings or blinds, or if we must paint any oil or water radiators, etc... all such services are billed at $45.00 per hour, and are billed on an "actual time" basis. 

- For any service not covered above, or not otherwise quoted, we charge a standard labour rate of $45 per hour, or portion thereof for the first hour (minimum $45 billing), and thereafter at $45 per hour, in 15-minute increments of time. 

Each of these charges or fees will be fully explained to you, BEFORE we start any job, by one of our representatives. Or, we will provide you with a detailed written estimate for your review. 

STANDING PRICES & MINIMUMS:

If service is requested for very small jobs, or, individual rooms, we have STANDING PRICING we charge (as minimums) for such work. The pricing below includes walls ONLY (no ceilings, high walls / foyers, trim, crown mouldings, doors, or closets), and, assumes that all of the walls are painted in one light to medium colour, and are not requiring more than minor repairs (as noted above). Includes, light sanding, minor repairs, one coat of primer, and, to two coats of paint. All prices subject to change without notice, and, are subject to on-site inspection / confirmation...

SINGLE BEDROOM / ROOM (up to 150 square feet) = $199.99

(plus paint and materials; estimated at $50-$125)

SINGLE BEDROOM / ROOM (up to 250 square feet) = $299.99

(plus paint and materials; estimated at $75-$125)

ANY TWO ROOMS (up to 300 square feet combined) = $374.99

(excluding kitchen / bathrooms) 

ANY TWO ROOMS (up to 500 square feet combined) = $549.99

(excluding kitchen / bathrooms)

KITCHENS AND BATHROOMS add to prices noted above = $100.00

POWDER ROOMS (under 50 square feet) = $199.99 

MINIMUM CALL-OUT (labour for any job) = $199.99

PAINT TRIM (to any above) = add 15%

PAINT CROWN MOULDINGS (to any above) = add 15%

PAINT CEILINGS (to any above = add 15%

PAINT CLOSETS (to any above = add 15%

PAINT DOORS (to any above) = add $25 per SIDE / $50 per DOOR

SQUARE FOOTAGE RATES (whole homes or "most of home" or commercial):

WHOLE HOME (or most of home) per square foot = $1.00 / sq. ft.*

COMMERCIAL PROPERTIES = $1.00 / sq. ft.* 

HIGH WALLS / CEILINGS (up to 22 feet) = $1.25 / sq. ft.*

SCAFFOLDING or MAN-LIFT required = please ask
